You give us your exact requirements and we shall do all the necessary work behind the scenes to find the property for you, through our listings and our network of 65,000 collaborating offices.
Once you are happy with the selection of properties we will send to you, we move to phase 2. We shall prepare all the visits in your requested time frame, more important it doesn’t matter which day you wish to visit (maybe fiesta ,Boxing day) we will be available for you. We can organize your airplane tickets and you can just turn up at the airport and we shall have organized all parts of the itinerary for you. From the physical collection at the airport, hotel accommodation, breakfast , lunch ,dinner, and appointments to the requested properties, maybe it will take a couple of visits to find your home but once a suitable home is found we go a step further we shall do:
- Introduction to local bank for opening of bank account
- Request a search at the Land registry, for the property history, such as any debts encumbrances or charges. This is known as the “Nota simple”.
- Preparation of the purchase / sale contracts in Spanish and the native language of the buyer / seller, we provide Spanish/English, Spanish/French, Spanish/German.
- Assistance with the request for and collection of N.I.E. ( Fiscal Identification Number for foreigners) for the buyer.
- Preparation of documentation needed for the completion of the purchase / sale deed, and appointment at the Notary Public office for completion.
- Transfer of all the amenities such as, water, electricity, gas, rates and rubbish collection tax from the seller to the buyers account and request for payment of the local plus-valia tax for the seller.
